Why is Home Staging so Important?
Home staging is a necessity if you want to achieve top dollar in the shortest time possible when selling a home. Interior presentation is an important factor to consider when selling a property as most buyers cannot visualise empty spaces. At Ilovestylyn we are Professional Stylists that will help you to present your home to its fullest potential. This involves correct spacial layout for traffic flow, placement of furniture, colour scheme, art enhancement and accessories. We want the buyers to feel the connection as soon as they walk through the door, and professional home staging achieves this.
Professional home staging helps in selling a property quickly and for a higher price making it a obvious choice when selling your home.
How long is the whole process?
Upon initial contact, we set up a meeting to discuss a client's needs.
A walk thru of the property with the Owner, Real Estate salesperson or both is undertaken where a brief overview of our vision of the staging is given. A free no obligation quotation is provided and an installation date will be discussed.
Once full payment has been received by Ilovestylyn the delivery of furniture to the property will begin. The staging process can take up to 4-5 hours at least starting from the furnishings being delivered and then ending when installed and styled. We therefore advise you to keep this in mind if you are arranging for Professional Photographers to photograph the property.
A final inspection is completed with the Owner and the Real Estate salesperson so that the marketing process can proceed. Any further visits to the property at the request of the client or the Real Estate salesperson other than for the full removal of furnishings will incur a fee.
How long is the hired period?
5 weeks from date of installation being complete or when the home is sold, whichever comes first. If in the unusual case the home does not sell within the 5 week period, an extended hire period and cost for this can be discussed. A notice of removal will be advised prior to removal.
Can I be present at the day of installation?
We kindly request that we have full access to the property on the day of installation and that ONLY the Ilovestylyn Team be present at the property during this process of delivery/installation/removal. It can be chaotic during the installation process as we are focused on delivering a service within a set period of time, so any extra people or distractions in the property can cause a hazard as well as slowing down the process. The styling team also get "in the zone" creatively as soon as they reach the property on installation and is something we highly advise is not to be interrupted.
What are your payment terms?
We require upfront payment prior to any delivery of furnishings.
Are you insured?
Yes. We have full insurance for all of our furniture for the entirety of your campaign. The owner is responsible for the insurance of their property.
Can I use some of my own furniture?
We kindly request removal of all furniture from the property before installation, this allows us to stage the property with our vision so that the furniture, colour scheme, styles and themes all match.
Can I select specific pieces for my property?
No. We are professional stylists, we request the trust is placed on our knowledge of the market, current trends and your potential buyers and allow us to take care of the selection of all furniture and styling items. However at consultation stage we are happy to listen to your ideas.
What If I want more furniture or do not like a certain furniture or furnishing?
If you require extra furnishings please advise during final inspection and we will quote you a competitive price.
If you are not happy with a certain furnishing this can be discussed at the final inspection on installation date and we will try our best to offer a solution. Again though we request that you place your trust in our professional knowledge and proven advice as to "what works" when it comes to staging your property.
Do you clean my property before installation?
No. We are professionals home stagers not commercial cleaners. However, if we consider your property needs to be cleaned before an installation we will advise you. We can also recommend trusted local commercial cleaners if you require.
What does your package include?
One living area - 2 sofas or 1 sofa with occasional chair(s), coffee table, side tables, lamps, artworks, rug and accessories
Dining - dining setting and accessories
Kitchen - kitchen setting and accessories
Bedrooms - linens, side cabinets, lamps, artworks
Floral and decorative accessories
Bathrooms/ensuite - bathroom setting and accessories

What does your package not Include?
For security reasons, we do not stage the exterior of a property nor do we provide appliances such as TV's, entertainment system, refrigerator, microwave etc. However, if your property requires outdoor furnishings, you are most welcome to provide your own outdoor or exterior furnishings at your own risk (our insurance provider do not cover your outdoor furnitures) - so please discuss this more with your Real Estate Agent.
Where do you service?
We would LOVE to service all of Auckland area however we are located in Manukau City, South Auckland and get booked out very quickly so currently we are focusing in the South Auckland property market and providing our services within approximately a 30min radius. However, we are happy to consider each property outside of this radius case by case depending on availability. Outside of this radius will incur an extra fee for travel cost.
